Development

EagleridgeGRACO has developed in excess of 2,000,000 square feet of retail and office space in Texas and Colorado.  GRACO has developed a variety of properties ranging from Kingsgate Center, which is an upscale 330,000 square foot retail and office development in Lubbock, Texas completed in 1989, to Eagleridge Center, a power center located in Pueblo, Colorado, containing such tenants as Wal-Mart Supercenter, Home Depot, Cinemark Theaters, Barnes & Noble, PetsMart, OfficeMax and Ross Stores completed in 1999.

Recently, GRACO's focus has been on build-to-suit projects for tenants such as United Supermarkets and Cinemark Theaters.  GRACO's level of detail and commitment to the diverse needs and success of each tenant has allowed GRACO to maintain a significant presence in this region while providing a high level of trust and confidence for the tenant.

Leasing and Brokerage

kgpb.gif (5166 bytes)In addition to leases negotiated by GRACO on new developments, GRACO has successfully negotiated leases with companies such as The Gap, The Limited, Ann Taylor, Talbots, FedEx Kinko's, Coldwater Creek, Jos. A. Bank, Chico's, Pei Wei, World Market and Morgan Stanley Dean Witter. Leasing has always been an area in which GRACO has excelled, with a proven track record of leasing commercial properties and performing brokerage services.

GRACO's experienced leasing and brokerage staff has allowed GRACO properties to consistently operate at high occupancy levels. In addition to leasing and brokerage services, GRACO provides tenant representation for several prominent tenants.

 

Property Management

GRACO currently manages in excess of 1,200,000 square feet of retail and office space in Texas and Colorado. GRACO's accounting department provides detailed financial information that allows property owners to effectively track the performance of their properties. GRACO provides a wide range of reports, which provide property owners with a reliable tool and a level of confidence when making decisions. In addition, GRACO has a complete in-house maintenance staff which allows GRACO to have more control over the day to day operations of a property and its appearance.
